Virtual Wholesaling in Real Estate with Jay Conner & Jerry Green

Jerry Green joins Jay in today’s show of Real Estate Investing with Jay Conner.

Jerry is a native of Ohio and currently lives in Germantown Ohio, with his wife of 17
years and their 4 children.

He started in the REI Business in 1994 after going through bankruptcy in Springfield Ohio. He began by wholesaling properties and then merged into Fix and Flips.

Since that time he has been involved with doing over 1,500 deals including fix and flips of single and multifamily rentals, and commercial properties.

He soon realized there was a big difference between just being in REI and actually
running a real business. So after multiple failures, millions of dollars in mistakes, and
through personal tragedy, he was able to build a true, scalable, REI Business.

Now he works as the CEO of his REI Business but is operationally removed from the business as a whole. He does a high volume of wholesale deals, which are all done
Virtually.

Jerry now spends his time helping others learn the REI Business. He teaches them
how to build and scale their businesses and shows them how to master their Acquisition skills.

Where will Institutional capital go?

Treasury yields are 0.6% for ten years. Bill suggests the money for Treasury bills is coming from European and Chinese investors. These investors are looking for safety.

Short term, it will take a lot longer to refinance mortgages.

People may keep their homes longer as they can't get better rates. 

The luxury market will flatten or dip.

Jay Conner is joined today by Dan and Crystal Mewhorter.

Dan and Crystal used to both work full time, Crystal was in the healthcare industry and Dan was on call 24/7 supporting software for the coast guard. A few years ago the couple stepped away from their careers and entered real estate investing.

Now after four 4 years since the couple has met Jay, they have raised millions of dollars in private money and private funding for their own business.

Dan and Crystal's business model in real estate investing focused on a combination. Meaning 80% to 90% of their portfolio have some terms deals and the predominant piece of that percentage is in “rent to own status”. While ten (10) to twenty (20) percent are in “fixed and flip” by which are all in private funds.

An estimate of the couple’s average profit and equity is seventy-two thousand dollars ($72,000.00) per house.

Carolina Capital targets single-family houses, with an average value of $150,000. As a lender, it is more work, but it is safer when spread out over more properties.

In any economy, you have to have food and shelter.

The day of this recording, the DJIA was at 22,000 and had dropped a lot. (21,498.44 −2,054.78 -8.72% down)

Where will Institutional capital go?

Treasury yields are 0.6% for ten years. Bill suggests the money for Treasury bills is coming from European and Chinese investors. These investors are looking for safety.

Short term, it will take a lot longer to refinance mortgages.

People may keep their homes longer as they can't get better rates. 

The luxury market will flatten or dip.
