In this video, Fernando will show you how to make a Turnkey Deal.

A turnkey provider is someone that would buy a property, rehab it, and then they will put a tenant and property management in place and then sell it to what they call “armchair investors.”

These armchair investors or turnkey buyers typically live in very high-cost real estate markets.

In this video, Fernando will tell a story about a turnkey provider that was looking at the property. They almost closed the deal but then they realized they couldn’t turn the property into a four-bedroom model; it can only become a three-bedroom model.

The Intrepid Fallen Heroes Fund (IFHF) builds critically-needed centers for treating United States military personnel suffering the effects of Traumatic Brain Injury (TBI) and Post-Traumatic Stress (PTS). These injuries have severely impacted the lives of hundreds of thousands of men and women who have served selflessly in defense of our nation.

To help address this urgent need, IFHF is building a series of ten specially-designed treatment facilities, called Intrepid Spirit Centers, on military bases across the nation.

These centers act as Gymnasiums For The Brain, providing service members with the most advanced care available to address the complex symptoms of TBI and PTS. Seven Intrepid Spirit Centers are open and serving America's brave men and women in uniform and the eighth center is currently underway.

More than 90% of patients treated in the centers are able to continue on Active Duty. Two additional centers are planned. The Intrepid Spirit Center program is only the latest in the Intrepid Fallen Heroes Fund's almost 20-year history of assisting America's military community.

Since 2000, IFHF has provided over $200 million in support for severely wounded military personnel and families of military personnel lost in service to our nation.

About Todd Domerese

"My name is Alvis “Todd” Domerese and I was born and raised in Michigan. In 1998, at the age of 23, I joined the Army as an infantryman.

In my 15 years in the Army, I have served with the 101st Airborne Division at Fort Campbell, Kentucky, I have served with the 25th Infantry Division at Schofield Barracks, Hawaii, and I have served with the 1st Cavalry Division at Fort Hood, Texas.

I did a 6-month long peacekeeping deployment in Kosovo in 2000, a 1 year-long combat deployment to Sadr City, Iraq in 2004, and a 1-year long combat deployment to the Helmand Providence in Afghanistan in 2010. On December 27, 2004, my vehicle was hit by two improvised explosive devices simultaneously.

My gunner was killed instantly, my driver had his arm torn apart by shrapnel, and I had a large metal fragment go through my Kevlar helmet which caused a period of unconsciousness, a large complex scalp laceration, a linear skull fracture, and swelling and bruising on my brain. I also had multiple shrapnel pieces embedded in my face that had to be surgically removed.

"After my injury, I changed my job to a water treatment specialist since I could no longer serve as an infantryman. Due to the physical and psychological injuries I sustained in Iraq, I am now found to be 100% disabled and was medically retired as a staff sergeant on September 28, 2013, after serving 15 years, 2 months, and 14 days.

"Some of the disabilities I suffer from are my severe post-traumatic stress, severe migraine headaches, and other residual effects from my moderate traumatic brain injury.

"My awards include the air assault badge, the expert infantryman badge, the combat infantryman badge, the expert marksmanship badge, the Purple Heart medal, meritorious service medal, the Army Commendation medal (2), Army Achievement Medal (6), Good Conduct medal (5), National Defense Service Medal, Kosovo Campaign Medal, Afghanistan Campaign Medal, Global War on Terrorism Expeditionary Medal, Global War on Terrorism Service Medal, Military Outstanding Volunteer Service Medal, Noncommissioned officer professional development ribbon (2), Army Service Ribbon, Army Overseas Service Ribbon (4), Afghanistan NATO medal, and the Kosovo NATO medal. I have been married to my wife Marti for 21 years and have two sons- Benjamin, age 16 and Joshua, age 12 [as of 2019]."

Todd was treated at the National Intrepid Center of Excellence in early 2013.

Hiring, Training and Evaluating

One of the questions that Fernando often gets is, how do they hire, train, and evaluate their employees and contractors?

When it comes to the hiring process, they go to different resources.

One thing that helps them a lot to go through this process is the book called “Top Grading”.

The book is about how to go through the hiring process. It also teaches how to get to the core of the person that you are working with.

They also use a behavioral assessment called the Predictive Index.

Predictive Index creates a personality assessment that allows them to see the motivations of the individual or candidate.

This is a great tool for them to know if the position that the candidate is applying for matches their motivations and behavior.

While in resourcing they usually use referrals and aggregator websites such as Wisehire or LinkedIn.

Another tool that they use in hiring its contractors is the EOS processor. The Entrepreneurial Operating System process which is made famous in the book “Traction” by Gino Wickman.

One of the things that this book teaches them is how to evaluate your personnel not only against your core focus as an organization but as well as to see if they understand the business, if they want it and if they have the capacity to do it.

62 - How long does a fix and flip take?

A fix and flip usually take two or three months to a year, depending on how much work a property needs.

Not only is there the closing of the property which some investors can do quickly; usually faster than a retail buyer or someone who is using a real estate agent. There is also the time needed for the title agent to get everything coordinated with closing.

After getting permits and approval, we also need to get subcontractors. Then we can start the actual rehab.

Rehab can take two weeks if it is just a simple cosmetic turnover rehab. If there is much to be done then it may take 30 to 90 days to complete. It is also possible to take longer than that depending on the situation. Nevertheless, the more skilled the fix and flipper is, the shorter the rehab will take.

Once the rehab is done, then comes the marketing. This all depends on the kind of market.

Some fix and flipper use staging, this is when you put accents and decorations to help buyers see the potential of the property. Though in some markets they would want to see the property empty so as not to influence their decision in buying.

If there is a buyer and it locks up the property as soon as it is listed. It usually takes 30 to 45 days for a bank to issue a standard mortgage to an owner-occupant, even if they are pre-approved. The new owner would also want to do inspections, have it appraised and the banks needed to have all this information.

Step By Step Guide to $89,000 Deal With Jay Conner

For today’s episode of Real Estate Investing with Jay Conner, he will teach his viewers and listeners the step by step process of how to make a profit of $89,000 that he actually earned on his recent deal.

For this specific deal, the house is located at 108 Fern Court. It’s a beautiful home over in the resort area. Jay bought this house 3 weeks ago and they are already finishing the rehab next week.

First the numbers: he bought this house for $266,000, with a rehab cost of $20,000.

The After Repair Value (ARV) is $375,000.

Let us pretend that Jay did not buy this house yet. Here is the possible Maximum Allowable Offer (MAO) for this house, $300,000.00 minus repairs of $20,000 that will be a total of $280,000 for MAO.

But sometimes there are also some unexpected repairs that you did not count on. So to cover this Jay always prepares a buffer of $10,000. By doing this, it will give him the most decent amount that he will pay.

So the amount now that Jay would almost pay is $270,000.

But how much did he actually pay?

Yes, $266,000! He actually paid less than $4000 than what his formula for getting the MAO calls for.
