Buying Lucrative Performing Notes The Note School Way

Can you buy a note as easy as buying a new case for your phone?

This question will be answered in this episode of Noteschool with Joe Varnadore and his special guest, Dave Storton.

Dave is a retired police detective and he was the commander of the financial crimes unit. Before he went to Noteschol, Dave did a lot of things such as teaching special driving courses that included off-road driving and search and rescue personnel, fire department, and some civilian classes as well.

For Dave, he entered the world of Noteschool because he was looking for something that will help him continue building wealth for himself and his family. Coincidentally, he lives in an area where there are a lot of private investors who want to become passive earners.

His peer group is retired law enforcement who are also involved in the real estate business. According to Eddie, there are two strategies. One strategy is to acquire a property with some form of Seller Financing or Creative Financing and the other one is to resell it.

If you own a property with Seller Financing then you can just rent it. You can also flip the property with financing in place.

Flipping Notes for Stable Cashflow

What is better, to flip a house for $5000 or to use creative financing and make over $200K?

This question will be answered in today’s episode of Noteschool with Eddie Speed, Brian Lauchner, and Joe Varnadore, with their special guest, Jay Redding.

They will discuss an incredible case study with their student. A story that you could probably relate to.

Jay is a seasoned real estate investor. He is from Fort Wayne Indiana.

Together with his son-in-law, they have 45 rentals and they are doing three to five retail flips per year. They also buy tax liens and they plan to incorporate seller financing as a long-term game in real estate.

In this particular deal, they purchased a property using their own capital amounting to $37,000 plus $70,000 rehab. They decided to land at a selling price of $129,900.

Now, their total profit for this particular deal is $206,000 (less $9K).

How did they do it? What strategies did they use to come up with a buyer and gain this profit?

Mortgage Note Case Study With Eddie Speed - Real Estate Investing

PROPERTY overview:
- Class D- property that was neglected and very distressed - termites, bad roof, no heat or AC, bad wiring and plumbing
- Original plan was to remodel for a rental (would have lowered the rehab costs by perhaps $5k) but a visit in Jan '19 changed our plans
- Upon joining NoteSchool in Jan '20 we flipped to selling this house and holding the note
- We did the demo and gutted it and used our contractors to add a new roof, added HVAC, repair termite damage, new electrical, new plumbing) and remodeled the entire interior 
- Highly stable workforce neighborhood with long term home ownership and few rentals
- Low crime, excellent elementary and middle school within the community
- Purchased the property in 2017 using money out of pocket and a small 2 year note and which we paid off prior to closing
- At the time of sale (July '20) we were at $88,770 (in the property) = $58,250 (purchase) + $30,500 (rehab)

NOTE TERMS overview:
- Sales price of $145,000 
- PBB Buyer, D-F Qualified, $4000 down, escrowed T&I
- Note Price $141,000 which we papered using a Title company as $98,750 (sales price to lower tax basis) + $46,250 (repair cost) @ 6.5% for 360 months
- PI of $891.22
- Secured a PLEDGE at the time of closing for $40,000 for 4 years at 6% to recoup the rehab costs and 10k above that 
- We plan to secure additional Pledges when this one expires as well as consider Partials

Together with his son-in-law, they have 45 rentals and they are doing three to five retail flips per year. They also buy tax liens and they plan to incorporate seller financing as a long-term game in real estate.

In this particular deal, they purchased a property using their own capital amounting to $37,000 plus $70,000 rehab. They decided to land at a selling price of $129,900.

Now, their total profit for this particular deal is $206,000 (less $9K).

My crystal ball broke back in 2008, so I have no idea what exactly will happen.  I can however, talk with my brain trust of master mind real estate gurus located through out the country and see what is going on in their markets and I can be ready should the sky fall again.

The pendulum always swings back and forth so a correction is inevitable.  I don’t know that I would use the word plummet to describe our future pricing but a stall and maybe a slight decrease in some areas surely will occur.

If you live in a bubble market where prices are shooting up, then you are more likely to see a drop, where if you are in more steady non-volatile market, then you are more likely to witness a stall or slight correction and maybe no change at all.  The way to protect yourself it to make smart choices and work in the affordable home market.  People will always need a place to live.

I don’t believe there really are “tricks” to real estate.  Your goal should be to ask yourself, “what can I do to help the other person?”.

My favorite way to gain a property is by a subject to, in order to build a rental portfolio.  You are getting in with very little out of pocket that can be replaced when you get it rented out.  As long as the mortgage payment and the rent will allow you to cashflow, it is a no-brainer.

When the listing does not allow FHA financing or want cash only.

That means there are issues a lender will not allow in a loan.  Watch out for estate sales, dirt roads, clouded titles/quiet titles, community wells, easements, shared septic systems and mobile homes that have add-on structures.  All of these can cause mortgage issues for the person you want to sell it to.

One of their customers bought in 2012 in Charlotte, NC, and borrowed $600,000+ from Bill and Wendy.

He got the house under contract. He did some renos. The buyer backed out. The borrower was stuck with a house. The prices of nearby houses continued to increase in value.

His loan needed to be extended and his loan rate went up 2 points.

In the end, he sold the house by $20,000 more than he expected. So after a lot of stress, he had made a profitable deal.

The fund investors were protected, regardless of what happened.
